This has been a great rental property but I've moved out of state and I'm looking for something closer for easier management.
The good:
Easy to rent because of great location, and so many nearby colleges in the MacGrove/Highland Park area.
Two car garage, separate remotes.
New roof
New AC unit
Big unfinished basement with laundry hookups, very little water seepage.
Good size yard, fenced.
The bad:
One AC unit controlling upstairs and downstairs, upstairs gets too hot sometimes, or else freezing out downstairs. If I were to keep the place I would be separating the air feed to be able to be controlled separately.
One mailing address. Though it was sold as a duplex, it's not an official one, my understanding this could be rectified with the county but I haven't bothered doing the paperwork because I haven't had any problem renting it out.
The furnace is old, I've spent a lot of money keeping it going, but there's only so much that can be done to repair before there's going to need to be replacement.
I need to do a 1031 exchange for something closer to me, so be prepared to be patient as I go through that process.
