Disclaimers:
• This area is currently being renovated, so photos will be updated once renovations are completed. But this space will be larger than the photos currently show.
• Re: the photos, the bed in these photos has been removed as previous renters brought their own. For a fee, a full-size bed can be put in the room.
• The owner does need to enter the lower level on occasion for laundry or to access storage items. But she does not need to walk through the tenants' living space to access those things.
• This unit comes with some furniture and cooking utensils, but anything that is not supplied by the owner is the tenant's responsibility to purchase for personal use. Examples include: a fan, a space heater, bedding, cleaning supplies, and toilet paper.
• Min. 4 - 6 month lease with option to extend month to month after the lease ends (preference for a tenant who would like to stay longer).

This home is located in a safe and residential suburb that borders South Minneapolis, Edina, and Bloomington, MN. It's 10 minutes by car to Lake Nakomis in Minneapolis and the Mall of America. It's walkable to a grocery store, the Woodlake Nature Centre, some restaurants, and there is a popular bus line on the other side of the block. Street parking in front of the house is typically available and is in a safe area for cars.
The owner is low-key and seeking a tenant who is respectful and enjoys a peaceful and quiet home life – no loud parties, music, excessive drinking, smoking, vaping, THC, or other drugs permitted (and the owner will give the tenants the same respect).
Sorry, no pets either. (There is a cat who lives upstairs and occasionally tries to sneak downstairs)
The resident will be asked to help with snow and lawn care.
Tenant will be asked to provide a rental history with references, provide proof of stable employment, and be amenable to a criminal background check.
Rent for 1 person:
$1,200
$125 standard utilities (electric, wifi, water, trash, recycle, compost)
Heat: Nov - Dec. ($45/month), Jan - March ($70/month)
Other notes:
$125/month for a second person to cover additional utility usage and wear and tear
(Optional) $25/month to rent a full-size bed - bedding not included.
$25 monthly credit for mowing the backyard 2x/month in the warmer months.
Deposit:
$750 (refundable after check-out provided there are no damages and the unit is cleaned thoroughly).
