The application fee is $40.00 per adult and an additional $15.00 per adult (total of $55.00) for an adult who has lived outside the state of Minnesota. The application fee must be paid prior to application being accepted. Please note that your application fee is non-refundable. Aeon Management LLC only returns application fees in the rare occurrence that the apartment you have applied for is rented to someone who filled out an application before you, or if you are rejected for reasons other than stated in our Resident Selection Criteria. Aeon Management LLC checks for the following*: • Living History. A lack of living history is viewed as neutral; applicants can begin establishing their living history with Aeon. Applicants will be denied if they owe money to previous landlords for rent**, owe money to prior landlords for damages or other non-rent charges or owe money to utility companies**. Applicants will be denied if they have evictions/UD’s within the past two years from application date. Applicants with negative rental history (not including evictions/UDs) within the past two years may be accepted with Portfolio Director approval. Examples of negative rental history include, but are not limited to, lease violations, police calls and damages. • Criminal History. No criminal history that would adversely affect the health, safety, or welfare of other residents or the viability of the property. Applicants must have gross (pre-tax) income equal to or above two times (2x) the rent plus utilities (a Section 8 voucher or comparable subsidy source also may be acceptable). In addition, applicants must meet income restrictions for funding programs where applicable. See complete Resident Selection Criteria document for the specific income limit for your household size. • Student Status/Homeless Requirements. Applicants must meet student status requirements, as applicable to the funding program on the unit. Additionally, if applicable to the funding program on the unit, applicants must meet homeless requirements. All adult applicants must submit a picture ID prior to move in. In order to speed up the application process, please tell your landlords that Rental History Reports, Inc. will be calling to verify your rental history. Ask landlord(s) to respond in a timely manner. Additionally, please tell your employer that Aeon Management LLC will be faxing or mailing income verifications. Ask your employer to complete the forms immediately. Do not call about the status of your application. We will contact you in writing once a decision has been made regarding your application.
