It will be available in the spring, but we are putting the word out there now in case anyone wants to buy it now and not risk missing the opportunity. Many people watch for something, anything, to come available on this lake and so we are posting our ad early...The problem being that with unplowed roads, you can't get to the trailer in the winter and the earliest we've ever gotten in is in April with an early melt and 4 wheel drive (for the mud). The story: 20+ years ago we were looking for a lake place that would be close to the cities, not too much work, and a place where we could use the water toys and teach the kids to swim and fish. We also wanted a clean lake with a sandy bottom. I saw an ad in the newspaper (pre-craigslist) and drove out to see it and when I stood on the hill and looked at the view I knew I couldn't leave without buying it! Inside it is a 1950's trailer on the back half and on the front someone added a screened porch that we changed into a real living room/dining room. It sleeps 4-6. We've fixed it up, put a rubber roof on it, put new windows in, added a chemical toilet and new kitchen counters...We raised our family at the lake on the weekends...and any time it rained or was too darned hot we just hopped in the car and were back home in 25 minutes!
What's included: The trailer/cabin, the dock, the furniture, the tv's, the refrig and microwave, the watercoolers (2). Beds, dining room table and chairs.
Renting the land: We are on a year-to-year lease with a landlord who runs this 20 trailer private land spot as a "seasonal recreational trailer park" on a permit from Washington County. Last year's rent was $2400 which covers from May to October. There is no winter snow plowing the trailer is darned near impossible to get to in the winter.
Running Water, Septic and Electric: Electricity meter is shared between 5 trailers and we are billed by the landlord with the rent in the spring of each year. Running water is not allowed in the trailer per the rules of the county...but there is a flower watering hose behind each trailer, but the water is not drinkable. We don't have flushing toilets, but we do have an expensive chemical toilet that works great!
The Park: Big Marine Park Reserve is slated to purchase the land at some point in the future. When that happens, since the trailer owners don't OWN the land, they will be told to move their trailers. We thought that might happen 20 years ago and it didn't. Now that the counties don't have money it is even less likely...but there are no guarantees...Tenants will get 1 year's notice when this happens.
