Full-time floating store manager position available in the north metro with Acorn Mini Storage. Office hours are 9:00am to 6:00pm Monday through Saturday and 10:00am to 3:00pm on Sundays. Acorn Mini Storage offers a relaxed work environment, modern office and comprehensive training. You bring an entrepreneurial spirit, enthusiasm, the ability to turn an inbound call into a sale, customer service skills and the drive to succeed. Candidate must possess reliable transportation and the ability to travel to different stores.

OFFICE DUTIES

• Present an accurate and complete sales presentation to all prospective customers on the phone and in person. Show and rent all available units to qualified customers.
• Accurately complete all rental agreements, insurance waivers and addendums.
• Collect rent, deposits and assessed fees in a timely manner.
• Promote sales of ancillary products; locks, boxes, packing materials etc.
• Perform collection calls, research tenant addresses and phone numbers and expend any other reasonable effort to manage and collect bad debt.
• Accurately complete all bank deposits, credit card transactions and accounting reports. Complete and submit all daily, weekly and monthly reports to the corporate office in a timely manner.
• Vacate tenants from the computer and submit receipts daily.
• Make bank deposits daily.
• Delivery certified letters to the post office in a timely manner.
• Be responsible for petty cash and cash drawer funds.
• Comply with Minnesota state law regarding default and lien sales.
• Implement, follow and enforce all procedures set forth in the Operations Manual and any other memo or instructions given to you by the District Manager or Vice President of Operations.
• Hire, train, schedule and supervise sales assistants/relief managers.
• Ensure office is opened and staffed at all times during regular business hours.
• Keep accurate records of Vacation/Sick Time.
• Handle any and all customer issues. If customer concerns cannot be resolved on-site, refer to the District manager.
• Be familiar and competent with the computer programs, manuals and reports.
• Attend and participate in training programs and seminars as requested.
• Keep office, including restroom, immaculate and organized.
• Manage the property in a first-class, customer service based manner to enhance the value of the site.
• Schedule, train & manage assistant managers.

MAINTENANCE DUTIES

• Implement, follow and enforce all procedures set forth in the Operations Manual and any other memo or instructions given to you by the marketing Director, District Manager or Vice President of Operations.
• Be capable of performing office manager relief at other sites as needed.
• Inspect the property daily, observe and respond promptly to any potential or current problems.
• Place and remove over-locks as needed.
• Check all space for vacates without notice on a daily basis.
• Prepare all vacated spaces for re-occupancy; make any required repairs and clean thoroughly.
• Perform preventative maintenance on the access gate, heating & air conditioning equipment, golf cart (if applicable) and maintenance equipment.
• Perform basic repairs on units; replacing pull ropes, hasps and weather-stripping.
• Perform basic repairs to office, grounds, gate & fencing and buildings.
• If repairs are beyond the scope of your abilities, inform District manager about contractor needs.
• Assist with cutting locks and inventorying storage spaces in the lien sale process. Also assist and/or conduct the actual lien auctions.
• Cut locks for customers when authorized by a ‘cut-lock request form’.
• Keep signs and facility free of graffiti and in good condition.
• Keep property free of weeds, cut grass and water grass as needed.
• Remove trash and debris from property.
• Replace light bulbs as needed.
• Keep unit doors and walkways free from snow and ice buildup.
• Attend and participate in training programs and seminars as requested.
